The Buying Process of Our Speck Home


To PURCHASE a Speck Home from AV Homes Master Builder Ltd. you can come directly to us and SAVE or you can ask your Real Estate Agent to come with you and we will pay their commissions.

If you consider purchasing directly from us, our sales representative will complete an Offer to Purchase with you, the same way a Real Estate Agent would do. The offer will include the proposed purchase price, a deposit amount, a closing date and any reasonable conditions that are important to you as the buyer.

There should be a due date indicated for every condition to be completed by, typically 7-10 days. An example of a condition could be a property inspection by a certified inspector, or arrangements for financing property through a Bank. At this point the sale would be considered a Conditional Sale. The Offer to Purchase is submitted to your lawyer.

PROPERTY INSPECTION Even though the house is brand new, passed all the city inspections and comes with the 10 years New Home Warranty plan, you have the right to involve a certified inspector for an independent complete property examination.

If you choose to do so, you are responsible to hire a certified inspector, who will come out and conduct a thorough inspection of all areas of the property and produce a detailed report for you. If you get any concerns from that report, we can negotiate them or you can walk away from the deal if you are not satisfied.

FINANCIAL CONDITION You, the buyer, should contact your bank as soon as possible to notify them about the property purchase. The bank will determine if you qualify for the financing, they also may contact us, the seller, for additional information about that property.

CLOSING THE DEAL After all conditions results are satisfactory to you, the sales representative will complete another form with you to legally remove those conditions from the contract and the property will be considered SOLD at this point. Remaining paperwork gets submitted to the lawyers for the final legal arrangements and a Title Transfer.
